Floors are the first thing people notice when they walk in. Scuffed, dull floors make your whole building look neglected. But the solution is not just 'wax it monthly.' A good floor program matches how your building actually gets used, not an arbitrary schedule someone made up years ago.
Traffic should set your schedule, not a calendar
The hallway to your loading dock takes a beating every day. The back storage area might go weeks without heavy foot traffic. Treating them the same is a waste of money. Your floor program should spell out which areas need daily scrubbing, which need weekly burnishing, and which can wait for a monthly touch-up.
New Jersey weather is hard on floors
Winter slush, spring pollen, summer foot traffic from outdoor events. Each season brings different grit through your entryways. That changes how often you need to deep clean and when mats need to be swapped. A good cleaning partner talks about this before the first snowstorm, not after your lobby floor is already damaged.
If your only goal is 'shiny floors,' you will over-polish and create slip hazards. A better goal: floors that look good, stay safe, and do not generate complaints.
