A square-footage rate without context is meaningless. The real cost depends on labor, traffic patterns, floor chemistry, supplies, and winter response, which a July estimate will not show. A bid that is too low to actually run your building is a bid you pay for twice: once in the contract and again in the rescue.
Ask about staffing without asking for a payroll report
You deserve to understand how the work gets done: how many people, what supervision, and who to call when something needs to change. A vendor who refuses any transparency about resourcing is hiding risk that will eventually become your problem.
Compare the whole picture
A slightly higher monthly number that includes a proper supply program and quality checks may cost less over time than a cheap base with emergency orders, emergency floor repairs, and tenant make-goods. Read the full proposal, not just the first line.
